The purchase of land that is virginal, used, old, damaged, barren or contaminated happens every minute worldwide.

Creating ideas or dreams about land-uses for human habitation favors a reform confluence of science, philosophy, technology, and psychology. Such focus demands survival life support principles with land resources to make materials, draw water, and grow food, plant forests and to leave native environments sacrosanct for future species and generations.

 There is always a marketplace for man-made urban footprint land-uses.

The purchase of new buildings that become old and weathered, well or badly made, ugly or beautiful, dilapidated or famous are essential for safety and security and a variety of human functions.

 There is always a marketplace for better structures.

 Useful land and the building of structures require the services of infrastructure.

The flows of utilities need roadways, airways, boat-ways, potable water, electricity, gas, communications, sewerage and waste collection. These services break down and wear out with age and require continual operational and management oversight. Even although they are placed in corridors to satisfy the population’s daily principle needs in common, the freedom to move around, the burden of payment is cast upon the users. Unfortunately, infrastructures continual acceptance of flows shares little profit from these investments with the users who utilize them on a daily basis.

 There is always a marketplace for new infrastructure technologies.

Purchasing any land, structure and infrastructure is a natural human impulse to belong in a created urban system.

These activities are grouped together with an exchange system. The purpose of buying or selling assumes that all participants clearly understand the transaction.

 The three pillars presented together finds there is always an existing and future value created in each three-pillar domain.

 Bringing about the urban formation and arrangement requires communication with, descriptions, illustrations, legalities, and financing. These criteria for urban growth and change in villages, towns and cities are reliant on the timing of human locational desires answered for occupation purposes. Values accrue for each additional settler.

New land development converted for building use, forces incremental expansions of infrastructure service extensions. There is no guarantee that land, structures and infrastructural value might increase or decrease. Sustaining the three pillars of the physical environment has an intertwined relationship to the community who apply their intelligence and skills to improving the quality and harmony of their living patterns together.

Examination of the bond that binds the three pillars of investment for villages, towns, and city development together is misunderstood.

Predictable cash flow generation, sustainable higher returns on capital investment, attractive urban growth opportunities for expansion are the ultimate financial determinants. However, the measures of time (objective) and qualities (subjective) for urban sustainability, resilience, durability and biophilic adjacency are initiated with community ideas that work well locally in unison.

These aspects together, need management and cooperation. Local community intelligence and skills if applied will produce durable quality assets over the long-term for urban enhancement and values of measured wealth.

The land one uses, the structures one build and the corridors one uses makes living possible. Prescribed footprint pathways first and corridors second for wheeled technologies of different transportation means are assigned separate territory to function correctly. Known to accommodate “Rights of Passage” and the legal “Rights of Way” is an agreed upon liberty for “hallways” used only to allow for the movement of people and goods.

Without this triad capability, no trade or exchange amongst one another can exist. One should not disrupt these flows of communication and material shipments, locally nationally and internationally.

Imposing a system of duties and tariffs on imports and exports is protectionism and restrains trade between two parties is unnecessary. Evacuated tube transportation systems (ET3) brings two individuals physically together in four hours to consummate a trade agreement worldwide. Dispelling this government condition with equitable and justifiable agreements based on fairness between two parties can, therefore, be pursued. To set physical barriers that prescribe trade treaties between sovereign nations that constrain freedom of business conduct must be removed.

Presently people located in a variety of geographies desire local leadership rather than city, state or national government oversight. Small locally positioned governances are accountable, accessible, far more transparent and also more easily changeable. A leadership that shares and debates issues of significance between businesses, trades, academia, NPO’s and investment banks with citizens is important for future community well-being.

First, Individual leadership experiences gained from business decision-making take place between two persons. These entrepreneurs seek opportunities to advance something to share Doing so with a local community for evaluation is the best step. Appreciative value assessment thus determined from local counsel, service or product processes is critical for internal production and mutually beneficial exchange value.

Second, Community leadership decision-making shared amongst many people with different experiences that together support the building of qualities found in villages, towns, and cities is important. The finding of unique local individual ambitions to forward tested ideas globally substantiates viability into marketplaces for export of IP, services and products. Success in transporting such added value worldwide brings benefits to urban villages, town, and cities.

Successful living together is a community cooperative effort for developing ideas first to improve the quality of land, structures and infrastructure utilization as well as securing jobs for futures. Doing this first for community sustainability is the foundation for self-reliance. Second, establishing fast communications for local production with a safer, faster, less expensive means of transportation enhances personal face-to-face transactions to take place for contractual agreements.

Wisdom and understanding call for intelligence and skill to uncover our ignorance regarding the building of cities. What has caused prices to rise and values to fall is over emphasis on economics. Based upon paper rather than an agreed upon chosen tangible common commodity value has brought about catastrophic consequences. Urban Design must lead  designfutures. This is the beginning.

Ignoring the cost of transportation to move people and goods supported with better infrastructure flows is the secret for sharing Natures abundance, peace, prosperity and liberty. The war to stem the fossil fuel status quo that services current transportation is far more meaningful than public policies, poverty, drugs, terror and never ending wars on humanity.

Earth’s survival still depends on a system that requires “the people” to lead mobility. They are the daily users. The need to be alive and capable of doing something when and if one wants to, requires a new transportation system that is faster, less expensive, less energy consumptive and benign to the environment.

Corporations, Academia, and the Politbureau have tragically failed more in one of the most important of the three pillars. The infrastructure to serve the of building villages, towns, and cities. The inability of 24/7 liberty of freedom to get where one wants to go is the first imperative to save the earth from destruction.
